How to Shop for the Best Kansas City General Contractor

If new home construction or major remodeling project is in your future, you’re going to need to find a reliable Kansas City general contractor for the job. Your first step, after having your plans and financing taken care of, is to get the best Kansas City general contractor available. A general contractor works as the manager to oversee your entire project from preparing a building site to planning the exterior landscaping. He can help you get building permits, find the right subcontractors, take care of the financial records and see that all building supplies arrive on schedule.

Most homeowners simply don’t know where to begin when they need to find a good Kansas City general contractor to trust with their project. If they end up with a contractor they are unsure of, the entire project can make for a very stressful time and the homeowner worries constantly about the outcome. No matter if you are constructing a new home or working on a smaller interior remodeling project, you want to know that the Kansas City general contractor you hire is the best person for the job.

Kansas City General Contractor: Putting Together Your List

You can look for a Kansas City general contractor just as you would any other contractor. Start by asking friends and neighbors if they can recommend a good contractor. Check at your local home building center. They often have bulletin boards. You can also look on the internet for local general contractors. You can also check the yellow pages of your local phone directory, but don’t be overly impressed by the larger display ads. While it’s true that such listings may represent a large established business, you may find that you’ll get more preferential treatment by working with someone with fewer clients.

Don’t settle on any Kansas City general contractor until you have checked with the Better Business Bureau to find out if any complaints were ever filed. Try to get specifics and ask how any complaints were handled by the contractor. Often complaints are caused by a lack of communication or small problem that was corrected by the contractor once he knew it existed. It’s important to remember that even a reputable Kansas City general contractor can get an occasional complaint but what’s important is how they handle them. Should you discover a long list of complaints though, you can probably assume that the general contractor has a history of problems.

Make certain that any Kansas City general contractor you plan to hire carries the appropriate licensing and insurance. You can check with the state licensing board or go online and search through a database of licensed general contractors. Any contractor will also need to have liability insurance and their employees should be covered by worker’s compensation The Kansas City general contractor you plan to have working on your project should also be bonded. If the contactor should abandon the project, the bond will protect you so you can get the job completed.

Getting Your Quote from Kansas City General Contractors

Once you’ve talked with a few contractors, you should then be ready to ask for some quotes on your project. Keep the bidding to just a few contractors. Remember it costs time and money for Kansas City general contractor to write up a bid. Preparing a bid takes time away from existing projects or involves working after hours. When you request bids from just a few, a general contractor at least knows that he has a reasonable chance of securing the contract. If a contractor feels there is too much competition involved he may not want to bother bidding on a project that he feels he has little chance of getting.

Kansas City general contractor will need some information before they can write up an accurate bid. They’ll need to understand the size of your project as well as the time frame for its completion. You will need to give each general contractor a detailed list of what you’d like to see included in all of the bids. You want to make certain that you don’t end up with just a number and no details to back it up. You want to see a breakdown of what each component of the project will cost such as plumbing installation electrical wiring and wall finishing and you want a schedule of dates that will bring the entire project in under your planned date for completion. You can also ask for a list of potential subcontractors so you’ll know ahead of time who will be working on your project.

Selecting Your Kansas City General Contractors

Once you’ve collected several bids, it’s time to start comparing them. When it comes time to choose your Kansas City general contractor, you’ll want to go with the estimate that fits your budget as well as the contractor that you feel is the best fit for your project. It’s possible that the general contractor with the most experience is your best choice, but it may be better to go with a contractor that’s newer to the business. They often want to establish a trustworthy reputation and work with people that will later recommend them. Being newer to the business, Kansas City general contractor may work harder to see that his customers are satisfied. Of course you need to make sure that any contractor has enough years of experience to take on your project.

The bottom line is that you want Kansas City general contractor that provides the best quality for your budget as well as one you feel you can trust with your project. You don’t need to go with the first general contractor that you speak with or the one that offers the lowest bid. While money is certainly a determining factor, it’s also important to realize that Kansas City general contractor is someone you will need to establish a good relationship with, so there is a degree of chemistry involved. Don’t forget that your home depends on the Kansas City general contractor you choose.
